The Cerrado's rainfall pattern and a farm's value

Two farms of the same size and the same crop can be worth very different prices depending on how regular the rainfall is in the region. Understand why climate factors into the valuation before the price does.

The Tocantins Cerrado has a well-defined rainfall pattern, concentrated between October and April, followed by a marked dry period for the rest of the year. This seasonality is well known and, for the most part, favorable to sequential soybean and corn planting — but the regularity of rainfall within that window varies from region to region, and that shows up in land value.

Regularity matters more than total volume

Two areas can receive similar rainfall volumes over the year and still have very different yields, because what most affects the crop is how the rain is distributed within the production cycle — a poorly timed dry spell at the start or end of planting costs yield even in years with normal total volume.

Water availability as a price differentiator

Farms with preserved springs, already-permitted wells, or proven potential for supplemental irrigation tend to negotiate at a premium over equivalent properties without that reserve — because they reduce total dependence on the rainfall pattern and open the door to higher-value crops or a more secure second harvest.

What to ask before closing a deal

It's worth checking the region's yield history in poor-harvest years, not just good ones, and verifying whether the property has a water use permit or installed irrigation infrastructure. This data says more about the deal's real climate risk than the isolated historical rainfall average.

This kind of analysis is part of the evaluation Prime Fazendas conducts before adding a property to the portfolio — because climate is risk, and risk needs to be priced.
